Introduction

Welcome to Hyrea. These Terms of Service ("Terms") govern your access to and use of the Hyrea platform, including our website (www.hyrea.se) and all related services (collectively, the "Service"). By accessing or using our Service, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our Service.

Definitions

• "Hyrea," "we," "us," or "our" refers to Hyrea, a sole proprietorship (enskild firma) registered in Sweden.
• "User," "you," or "your" refers to any individual or entity using our Service.
• "Landlord" refers to property owners who manage their own rental properties through our platform.
• "Property Manager" refers to professionals managing properties on behalf of property owners.
• "Tenant" refers to individuals assigned to a rental unit by their landlord or property manager through our platform.
• "Property Owner" refers to individuals who own properties managed by a property manager using our platform.
• "Content" refers to any text, images, data, or other materials uploaded to or displayed on the Service.

Eligibility

To use our Service, you must:

• Be at least 18 years of age
• Have the legal capacity to enter into binding contracts
• Not be prohibited from using the Service under applicable laws
• Provide accurate and complete registration information

Account Registration

To access certain features of our Service, you must create an account. When creating an account, you agree to:

• Maintain and promptly update your account information
• Keep your password secure and confidential
• Accept responsibility for all activities under your account

Hyrea provides a property management platform for landlords, property managers, tenants, and property owners. Our services include:

For Landlords and Property Managers

• Property and unit management tools
• Bank account connection and automatic transaction sync
• Intelligent transaction categorization and rent matching
• Owner statement generation and delivery (PDF)
• Maintenance request management with full lifecycle tracking
• Lease and document management
• Financial reconciliation and reporting
• Communication tools with tenants and property owners

For Tenants

• Personal dashboard with lease and rent information
• Maintenance request submission, tracking, and confirmation
• Direct messaging with landlord or property manager
• Lease document access

User Conduct

You agree not to use the Service to:

• Violate any applicable laws or regulations
• Infringe on the rights of others, including intellectual property rights
• Post false, misleading, or fraudulent content
• Harass, abuse, or harm other users
• Attempt to gain unauthorized access to our systems or other users' accounts
• Distribute malware, viruses, or other harmful code
• Scrape, crawl, or use automated means to access the Service without permission
• Circumvent any security measures or access restrictions
• Use the Service for any illegal or unauthorized purpose

Payments and Fees

Service Fees

Hyrea charges subscription fees for paid tiers. All applicable fees are published on our pricing page and disclosed before you incur them. Fees are non-refundable unless otherwise stated or required by law. Paid plans include a 14-day free trial.

Subscription Billing

• Subscription fees are billed monthly or annually depending on your chosen billing cycle
• Annual billing is charged upfront for the full year at a discounted rate
• You may cancel your subscription at any time; access continues until the end of your billing period
• If you exceed your plan limits (e.g., unit count), overage fees at your published per-unit rate will apply
• We do not currently process rent payments between tenants and landlords

Refunds

If you cancel within your 14-day trial period, no charge is incurred. For active subscriptions, cancellation stops future billing but does not refund the current period. Disputes regarding payments should be directed to support@hyrea.se.

Intellectual Property

The Service and its original content, features, and functionality are owned by Hyrea and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws.

We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for its intended purposes, subject to these Terms.

User Content

You retain ownership of any content you submit to the Service. However, by submitting content, you grant Hyrea a worldwide, non-exclusive, royalty-free license to use, reproduce, modify, and display such content in connection with providing the Service.

You represent and warrant that you have all necessary rights to grant this license and that your content does not violate any third-party rights or applicable laws.

You are solely responsible for your content and the consequences of posting it. We reserve the right to remove any content that violates these Terms or is otherwise objectionable.

Disclaimers

• The Service is provided "as is" and "as available" without warranties of any kind, either express or implied.
• We do not guarantee that the Service will be uninterrupted, secure, or error-free.
• We are not a party to any rental agreement between landlords and tenants. We provide tools for managing the relationship, not the relationship itself.
• Financial data displayed in the Service is based on bank transaction syncs and automated categorization. While we strive for accuracy, you are responsible for verifying financial information before making decisions based on it.
• We do not provide legal, tax, or financial advice. Consult appropriate professionals for such matters.
• Any reliance on information obtained through the Service is at your own risk.

Limitation of Liability

To the maximum extent permitted by law, Hyrea and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or goodwill, arising out of or in connection with your use of the Service.

Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability, so some of the above limitations may not apply to you.

Indemnification

You agree to indemnify, defend, and hold harmless Hyrea and its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of or in connection with your use of the Service, your violation of these Terms, or your violation of any rights of another.

Termination

You may terminate your account at any time using the account deletion feature in Account Settings. Upon requesting deletion, your account enters a 30-day recovery period during which you can reactivate. After 30 days, your data is permanently deleted. You may export your data before deletion via Account Settings.

We may suspend or terminate your access to the Service at any time for violation of these Terms, fraudulent activity, or abuse of the platform. We will provide notice via email where possible. Reasons for termination will be communicated.

Upon termination, your right to use the Service will immediately cease. Provisions of these Terms that by their nature should survive termination will survive, including ownership provisions, warranty disclaimers, and limitations of liability.

Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of Sweden, without regard to its conflict of law provisions.

Before filing a claim, you agree to try to resolve the dispute informally by contacting us. We will try to resolve the dispute informally by contacting you via email.

Any disputes arising from these Terms or the Service shall be subject to the exclusive jurisdiction of the courts of Stockholm, Sweden.

Changes to Terms

We reserve the right to modify these Terms at any time. We will notify you of any material changes by posting the new Terms on this page and updating the "Last Updated" date.

Your continued use of the Service after any changes constitutes your acceptance of the new Terms. If you do not agree to the modified Terms, you should discontinue use of the Service.

Severability

If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary so that these Terms will otherwise remain in full force and effect.
